Terms of Service

These terms govern access to comrenthq.com and the Comrent property management platform. By using Comrent, you agree to them.

Comrent helps organise information and automate work, but your team remains responsible for reviewing records, reports and AI-assisted outputs before relying on them.

1. The service

Comrent provides software for commercial and residential property management, including data organisation, workflow support, reporting and AI-assisted features. Features may change as we improve the service.

2. Customer authority and accounts

If you accept these terms for an organisation, you confirm that you have authority to bind that organisation. You must provide accurate account information, keep credentials secure and promptly tell us about suspected unauthorised access.

Customers are responsible for their authorised users and for configuring permissions appropriate to each user’s role.

3. Customer data

You retain ownership of information, files and other content submitted to Comrent. You grant us a limited right to host, copy, process, transmit and display that data only as needed to provide, secure and support the service or as otherwise instructed by you.

You are responsible for the accuracy and legality of customer data, for maintaining any source records you are required to keep, and for ensuring you have the necessary authority and permissions to use personal or confidential information in Comrent.

4. AI-assisted features

AI-assisted outputs may be incomplete, inaccurate or unsuitable for a particular purpose. They are provided as working assistance, not as legal, accounting, valuation, building, financial or other professional advice.

You must apply appropriate professional judgement and independently review material outputs before sending reports, making decisions, communicating with tenants or owners, or taking action based on them.

5. Acceptable use

You must not use Comrent to:

  • Break the law, infringe rights or process information without authority.
  • Upload malicious code or interfere with the operation or security of the service.
  • Attempt to access another customer’s workspace, account or data.
  • Reverse engineer or circumvent technical restrictions except where the law expressly permits it.
  • Use automated means to overload, scrape or extract the service outside approved integrations.
  • Use Comrent to create or distribute unlawful, deceptive, harmful or discriminatory material.

6. Third-party services and imports

Comrent may connect with third-party services or allow data imports and exports. Third-party services are governed by their own terms and policies. We are not responsible for services outside our control, but we will use reasonable care when selecting providers that process customer data on our behalf.

7. Fees and subscriptions

If you purchase a paid plan, the fees, billing period, taxes and any usage limits will be set out in your order, plan or proposal. Unless otherwise agreed, fees are payable in advance and are non-refundable except where required by law.

8. Intellectual property

Comrent and its licensors retain all rights in the service, including its software, design, branding, documentation and underlying technology. These terms give you a limited, non-exclusive and non-transferable right to use Comrent during your subscription or authorised trial.

If you provide feedback, we may use it without restriction or obligation, provided we do not identify you or disclose confidential customer information without permission.

9. Confidentiality

Each party must protect the other party’s confidential information, use it only for the relationship contemplated by these terms, and disclose it only to people who need it and are bound by appropriate confidentiality duties. This does not apply to information that is public through no breach, already lawfully known, independently developed, or required to be disclosed by law.

10. Availability and changes

We aim to provide a reliable service but do not promise uninterrupted or error-free availability. Maintenance, security work, third-party failures and events outside our reasonable control may affect access. We may modify features where reasonably necessary to improve, secure or maintain Comrent.

11. Suspension and termination

We may suspend access where reasonably necessary to address a security risk, non-payment, unlawful activity or a material breach of these terms. Either party may end the service as provided in the applicable plan or agreement.

On termination, access ends and customer data will be handled in accordance with our agreement and Privacy Policy. Provisions that are intended to continue—including confidentiality, intellectual property, payment obligations and liability terms—remain effective.

12. Warranties and liability

To the maximum extent permitted by law, Comrent is provided on an “as available” basis and implied warranties are excluded. Nothing in these terms limits rights or remedies that cannot lawfully be excluded, including rights that may apply under New Zealand consumer law.

Neither party is liable for indirect, special or consequential loss, loss of profit, loss of anticipated savings or loss arising from data that the customer could reasonably have backed up. To the maximum extent permitted by law, our total liability arising from the service will not exceed the fees paid for Comrent during the 12 months before the event giving rise to the claim, or NZD $100 where no fees were paid.

13. Governing law

These terms are governed by New Zealand law. The parties will first try to resolve disputes in good faith. If a dispute cannot be resolved, the New Zealand courts have non-exclusive jurisdiction.

14. Contact and changes

Questions about these terms can be sent to office@oioilab.ai. We may update these terms from time to time and will give reasonable notice of material changes. Continued use after the effective date of updated terms constitutes acceptance where permitted by law.
